Purpose

The mortgage loan Oikia Flexy is available for the purpose of

  • purchase, construction, completion, repair of a residence or
  • the purchase of a plot of land to build a house.

 

 

Financing percentage

Depending on the purpose of the loan, financing percentage can be:

  • Up to 80% of the commercial value of the pre noted property, according to the Bank's engineer evaluation report or 
  • Up to 100% of the amount due, based on the purchase contract or  on the cost of works

Fixed for the first 3, 5 or 10 year and then Variable, based on Euribor 3M plus spread.

  • Fixed rate's & spread's height depend on the financing's percentage 
  • The rates are subject to Law 128/75 levy, currently 0.12%
  • In case of Euribor being negative and for the whole period that it remains negative, zero reference interest rate will be applied.

Indicative example of mortgage loan with Fixed rate for the initial period and then Variable with physical collateral (loan term of 30 years)

For a €100.000 mortgage loan (total credit amount),  with annual nominal Fixed rate of 4,20% (60% < LTV ≤ 80%), plus Law 128/75 levy (today 0,12%) for the first 10 years and then annual nominal Euribor 3M rate (the rate of Euribor 3M used for the specific example is 3,70%) plus spread 2,50%, plus Law 128/75 levy (today 0,12%) for the following 20 years,  for which repayment in 360 monthly installments is agreed and collateral with pre notation of the property, one off costs €605,60 and total insurance costs for the case of Fire- Earthquake  €4.320:

Total credit amount: €100.000

Total credit cost: €103.949,23 of which €99.023,63 is rates, costs €605,60 and insurance costs €4.320

Total repayment amount: €203.949,23

Indicative APR: 5,19%

 

Loan fees

There are no fees for the examination and approval of your request.

The costs of legal, technical inspection and pre-notation's registration are on the borrower in accordance to the currently applicable Commission Invoice.

Repayment

Loan term is up to 30 years.

You can repay of all or part of your loan before the agreed date without any charge.

Repayment is carried in monthly installments through the borrower’s deposit account at Pancreta Bank.

Collateral

  • Pre notation of the property 
  • A guarantee of an Individual may be requested if deemed necessary during the evaluation of the request

Insurance

  • Mandatory Fire-Earthquake property insurance.
  • Opportunity to securely repay your loan in case of unforeseen events through the Borrowers’ Life insurance program that covers loss of life for any reason or Total Permanent Disability (TPD)
